Our clients rely upon our market leading knowledge in different areas of loans and finance, such as capital markets, charities, commercial property, corporate finance, private equity, projects and social housing. We advise on all aspects of social housing finance including general purpose loans, loans to fund LSVTs, security trust deeds and security documentation and derivative documentation.
Funding: Our advice covers the complete range of funding documentation: senior credit agreement, junior debt or equity, stand-alone interest rate derivatives, account charge agreements, security trusts and bank guarantees/letters of credit.
Finance: In the course of the last 12 months we have negotiated finance facilities totalling over £200 million which has included development funding, revolving credit facilities, terms loans, security trust documents and stand alone derivative documents.
Social housing finance: TC Young is renowned for its excellent niche strength in social housing finance having extensive experience in negotiating loan agreements for large loans and the re-financing of loans for numerous housing associations and other borrowers in the area of social activities.
Optimising finance: Increasingly the nature of lending in affordable housing has been to attempt to “bundle” properties in the most efficient manner to ensure that the maximum finance can be levered from the lending institutions, with the minimum amount and value of property being pledged in support of this. Leaving the borrower free to operate as efficiently as possible. We have extensive experience of this task and an enviable reputation for delivering results on time and in budget.
Property & title work: A key part of the work involving loans and refinancing is the ability to successfully integrate the often intensive related property and title work required. Many organisations have acquired their housing stock by individual purchases or by site assembly followed by development and it is essential to provide lenders with the required security including the ingathering and auditing of titles and the adjustment and grant of Certificates of Title and security deeds.
