Property and Development

Our commercial property department has a large and experienced team specialising in property and development legal advice. From leasing, site acquisitions, development agreements, commercial property purchases, factoring and plot sales - we can help with every aspect of this work.

Conveyancing

Our firm provides legal advice for the full range of conveyancing transactions from low-cost homeownership initiatives to multi-million-pound property acquisitions. This includes the acquisition of development sites, shopping centres and commercial premises, commercial lease arrangements, development agreements, deeds of conditions and a high volume of title work.

Rural and Agricultural Property Law

We provide complete legal services for the agricultural community on all aspects of Rural and Agricultural Property Law. Our solicitors advise farm owners, estates and other rural businesses on legal matters including acquisition and disposal of land and properties, property finance and the sale of development land.

We are regularly involved in the negotiation and preparation of Section 75 Agreements. We are familiar with the framework and requirements for these agreements and planning obligations which were introduced by the Planning etc. (Scotland) Act 2006.

Licence Agreements

Our team prepare and put in place licence agreements for all scenarios, for example:

  • Permitting a party temporary access to a site or building to carry out development or repair works
  • Allowing a party to occupy part of office space
  • Allowing a party the use of premises at a nominal rental or for charitable/community purposes or where occupation is required for a short period

Titles

We also provide routine property legal advice and support for all enquiries in connection with titles. This includes identification of owners and their titles, interpretation of titles, deeds of condition, disputes over land boundaries, maintenance and repair obligations, access rights and anything else that requires comprehensive and practical advice.
